Can I use a personal loan to buy land?

Short answer

Yes. Personal loans are one of the few financing options for raw land purchases without a structure. Land loans from banks typically require 20%-50% down, established credit with the bank, and have rates 1%-3% higher than mortgage rates. For smaller land purchases ($10,000-$75,000), a personal loan is often simpler.

Context

Why land financing is difficult: Raw land (no structure) is considered one of the riskiest collateral types for lenders because: no income stream, illiquid market, difficult to value, and many buyers cannot develop it. Most conventional lenders and Fannie Mae/Freddie Mac do not purchase raw land loans. This creates a gap that personal loans can fill.

Land loan vs. personal loan comparison: Land loan: secured by the land. Lower rates (prime + 1%-3%) but requires 20%-50% down, detailed land appraisal, survey, environmental review, and credit history with the institution. Typically limited to $100,000+ land purchases where the collateral justifies the process. Personal loan: unsecured. Higher rates (8%-25%) but no collateral, faster funding, and no minimum purchase size. Works for small rural land parcels, hunting land, recreational plots.

Smart use cases for personal loan land purchase: Rural recreational land ($5,000-$40,000): hunting land, camping parcels, fishing property. Future homesite ($10,000-$75,000): buying land now to build later (within 3-5 years). Agricultural small plots: vegetable gardens, small farming operations. Investment land: smaller parcels in growing areas.

Key consideration: interest is not deductible. Personal loan interest is never deductible (unlike mortgage interest). Some land loan interest may be deductible if the land is used for investment or business purposes. Consult a tax professional.
